Due Diligence

    
Comprehensive due diligence and appropriate inquiry is necessary to protect buyers, tenants, owners, lenders and managers (users) of industrial/commercial properties.  Appalachia's due diligence services include comprehensive records reviews, interviews, site reconnaissance, site investigation and reporting in accordance with established American Society of Testing and Materials (ASTM) standards.  These activities are often conducted in expedited time-frames that meet our clients' needs.

Appalachia's due diligence services include:
  • Phase I Environmental Site Assessments (ESAs) in accordance with the ASTM E1527 & E1528 standards.  These practices satisfy the requirements for a user to quality for the innocent landowner defense to CERCLA (Comprehensive Environmental Response, Compensation and Liability Act) liability.
  • Phase II Environmental Site Assessments (ESAs) in accordance with the ASTM E1903 standard.  This practice further evaluates a property with recognized environmental conditions as defined in ASTM standards E1527 & E1528.  These practices are essential for guiding a user's business decisions with respect to a particular industrial/commercial property.
